Let’s start by pointing out the obvious – your property is an expensive asset, do you really know the person you are about to move in?  Generally the answer is no, so, lets move on now and ensure we get as much background info on these tenant as possible – this process is known a ‘tenant referencing‘ or a ‘credit check‘ – the two are quite different as we will explain in a moment and the one we do is a tenant reference!

Tenant References

A tenant reference is a lot more comprehensive than just a credit check.  A tenant credit check really does no more than check if they have a CCJ – most ‘good bad tenants’ – those who are smart know how to avoid a CCJ and leave properties before a court throws them out – they are the worst tenants and generally cause the most problems.  You want to ensure you get a full tenant reference – this is what Visum deliver for you at no cost to you.

• Credit history check – have they got adverse history, CCJs
• Identity check – are they who they say they are?
• Employer check – employment history and current employer checks
• Affordability check – can they afford the rent…

There is no cost to you as the landlord to have as many tenants referenced as you need.  It generally takes 24 hours to do the comprehensive tenant referencing.

We can also reference a tenants guarantors if they have one, again there is no cost to you as the landlord.
